Farm For Sale in Clarens , Clarens



One of the most beautiful farms in the eastern Free State available. Plus minus 392ha
Farm has 200 Ha high fertile arable lands, 12 Ha of apple orchards, 218 ha of grazing and 18 Ha planted pasture for making hay.
Of the 200 ha arable land 8.8 ha have sprinkle irrigation, 23.5 ha are under self-propelled irrigators and 70 Ha under pivot irrigation.
With a constant supply of water all year round this farm has a lot of potential for more developments and higher income.
There is currently a lease agreement on 170 Ha lands and has an income of R 2163.20 per ha per year. Thus R367744.00 per year
The leaser is the one who is currently developing the farm with more pivots. The lease ends in September 2024 and one pivot of 40 ha
will become the property of the farm. The rest can then be purchased by the owner at that time.
There are thus 30 ha lands available to the purchaser for own use. Of these 8.8 ha have the sprinkle irrigation and 7.5 ha with the self-propelled irrigators can be utilized.
There are 2 houses on the farm and lots of infrastructure that make it the ideal family farm.
Reason for selling is that my children are not interested in farming and thus I am wanting to explore other options.

Please see the list of tractors and their prices I would be looking at if the purchaser would like to buy all included.
The value of the tractors alone would be R 1 770 000.00 before VAT.
If they only want to buy certain tractors like for the orchards, it would the only be the 2 Foton tractors and the 1 New Holland will be a must have.
They could add the second New Holland to ensure that there are enough tractors in the harvesting time, especially when the one tractor still has to do sprays on the other orchards the picking can continue uninterrupted.

All the larger tractors are being used to cultivate the lands of the farm and I do outsourcing work with them too.

Please see attached also the list of implements.

On the list is added also the shares at 2 Coops with which I do or did business.

So for implements and the shares all included will have to be an extra R 4 000 000.00 that needs to be added to the price of the farm.

At this moment I have 30 cows with 2 bulls and 15 calves.
And also 130 ewes and 18 replacement ewes with 6 rams. We are also busy lambing at this stage and I hopefully will have at least 100 lambs by the end of the lambing season.
Value for the animals will be as follows.

Cows with calves R540 000.00
2 Bulls R70 000.00
Ewes with lambs R390 000.00
6 Rams R 90000
Replacement ewes R36 000.00
